160 sq ft is enough for a 4′ x 8′ plan table, two chairs, and standing room for the foreman + a sub running a walk-through. Insulated walls keep it usable in January without a torpedo heater chewing up your day.

Signed paperwork, locked up

Steel fire door + deadbolt. Owner contracts, change orders, sub W-9s, and crew time sheets don't walk off the site overnight.

Tool storage with partition (optional)

Add a $1,200 interior partition and we keep the original container rear-doors for exterior tool access. Office in front, locked tools in back, one trailer to mobilize.

Climate-controlled, year-round

220v Senville mini-split runs heat and AC. Iowa/Wisconsin winters and August humidity — the unit stays comfortable. Plug it into the temporary service on the pole and you're running.

What you need on site

  • A level, firm pad — gravel, compacted base, or temporary mat all work
  • A power source — 100A service from the temp pole, or a generator
  • Tilt-bed truck access — driver needs maneuvering room to back the unit into place
  • Phone signal or a hotspot if you need internet

When it's the right call vs. renting a trailer

Container office at $19,999 owned: the break-even vs. trailer rental is roughly 4 years. But you can move it to the next job, sell it, or keep it on your yard as a permanent shop office. We see contractors buy one, run it across 3–4 builds over a decade, and still resell for $9k+.
